Frequently Asked Questions
Answers to common buying & selling questions
Buying
Start by making a wish list and setting a budget. Connect with Amanda Shepherd to find the perfect property tailored to your unique needs. Getting pre-approved by a lender strengthens your offer and clarifies your financial readiness. Use the website to search listings anytime and save favorites. When ready, Amanda will help you submit offers, navigate inspections, appraisals, and closing to ensure a smooth purchase.
Pre-approval involves a lender reviewing your income, assets, debts, credit report, and documents like W-2s and bank statements to determine your borrowing limit. Having a pre-approval letter makes your offers more compelling to sellers, especially in competitive markets, and helps you understand your budget before searching for homes.
Use the Amanda Sells the Sound website on any device to search listings by price, beds, baths, neighborhood, and more. Save favorite properties to help refine your search. Signing up for listing alerts delivers instant email notifications about new homes that fit your wish list, giving you an edge to act quickly.
After acceptance, the next steps include scheduling home inspections and appraisals. Amanda will oversee the escrow process, coordinate with lenders, inspectors, and title companies, and keep you informed at every stage. This ensures a smooth transition to closing where you sign final documents and receive your keys.
Selling
Amanda combines up-to-date market data with local expertise to price your home competitively. Your listing will feature high-impact photography, virtual tours, and innovative internet marketing across multiple channels. You’ll receive real-time updates through Brivity technology, ensuring transparency and a seamless selling experience.
Pricing involves analyzing 5 active, 5 pending, and 5 recently sold comparable homes along with market trends. Amanda’s in-depth knowledge ensures your home is priced to sell within your desired timeframe and for the price you deserve, avoiding overpricing or undervaluing.
Marketing includes captivating photos, 3D walkthroughs, and videos to create a compelling online presence. Listings are promoted on Amanda’s website, popular home search portals, search engines, and social media. Offline, unique For Sale signs with text keywords engage local buyers and capture leads for immediate follow-up.
The virtual selling program includes video listing consultations, virtual open houses, and digital offers and signing. If in-person tours are restricted, Amanda coordinates seller-hosted virtual tours or live video showings to maintain social distancing without compromising exposure or sale price.
Financing
Step one is obtaining pre-approval by providing financial documents to a lender. Step two involves selecting the best loan program with a trusted mortgage specialist. Step three is submitting a full application, undergoing appraisal and underwriting. Step four is finalizing the loan, setting up insurance, and closing with document signing.
Provide your lender with documents such as pay stubs, W-2s, tax returns, bank statements, and authorize a credit check. The lender evaluates your financial profile and issues a pre-approval letter stating the loan amount you qualify for, which strengthens your offers when buying.
Preferred lenders offer a range of loan options tailored to your needs. They will explain the benefits and requirements of each program to help you choose the best fit based on your financial situation and home purchase goals.
Monthly payments typically include principal and interest on the loan, property taxes, homeowners insurance, HOA fees if applicable, and private mortgage insurance if your down payment is less than 20%. Amanda’s website offers an estimator to help you calculate these costs.

Virtual Services & Safety
Virtual buyer consultations via video conferencing help you plan your home search remotely. Virtual showings allow live or recorded tours through apps like FaceTime or Zoom. Sellers can have virtual listing consultations and use digital offers and signing to complete transactions without in-person meetings.
If in-person tours are not feasible, Amanda schedules virtual showings via FaceTime, Zoom, or Skype. She can answer your questions in real time while walking through the home. For sellers with health restrictions, seller-hosted virtual tours can be arranged to provide buyers with immersive experiences.
Buyers can submit offers online from anywhere, and both buyers and sellers can electronically sign closing documents. This digital process reduces paperwork, speeds up transactions, and maintains safety during health concerns.
